“It’s the most unique property I’ve seen in Connecticut,’’ Higgins said. “I don’t know of any other homes like it in the region.”

Higgins Group is offering the home for $10,995,000. Click here to see a video of the property and the home.

The private island has year-round access via mainland property at 75 Bluff Ave. in Rowayton. The owners access the island, which is about two-thirds of a mile from land, by boat.

The home includes 6 bedrooms and 4.3 bathrooms and has 6,116 square feet. The main residence is an English Country Colonial, with spectacular views all around. There is a guest cottage, The Pilot House, with two bedrooms, two baths, kitchen, fireplace and living room. There is also a Boat House with a bedroom, bath and large family room.

The Tea House is a meeting room with a bedroom, and there is a gunite pool, deep water dock and private beach.

The home has been professionally landscaped as well, and the indoor and outdoor masonry is fabulous. “All the stone was taken from the island,’’ said Higgins, who also said the seawall surrounding the property keeps the home protected. Higgins said the Manhattan skyline is frequently visible.

According to a story in The Hartford Courant in 2012, the home was once owned by theatrical impresario Billy Rose. Higgins said many Hollywood big names have also visited the island. It is served by city water and electricity.
