In just a few short months since coming on the market, the development, consisting of 17 townhomes, is already over 40 percent sold.

The success of the sales underscores increased buyer interest in living a more metropolitan lifestyle in this tony enclave, historically associated with gated estates and multiacreage compounds. The townhomes are offered by limited release with prices ranging from $1.775 million to $2.1 million.

Milbank Court offers homebuyers hard-to-find living in Greenwich’s prime downtown area, just a short walk to the Metro-North train station and world-class shopping and dining on Greenwich Avenue.

Developed by luxury real estate firm Aberdeen Realty Group, the spacious, light-filled two- and three-bedroom homes, range from 2,425 to 3,403 square feet. The townhomes feature sophisticated interiors by AKC Interiors, which has previously designed interiors for private clients’ high-end residences along the East Coast, from Greenwich to Martha’s Vineyard.

Each home comes with a private garden and terrace in a downtown environment. The crafted outdoor spaces are curated by award-winning landscape architecture firm Rutherford Associates PC. The residences also offer a variety of outdoor space configurations of up to 1,450 square feet.

Houlihan Lawrence is marketing the townhomes from its Greenwich office. Greenwich native BK Bates, who is consistently one of the top agents in Greenwich, is the exclusive listing agent.

“The sales activity at Milbank Court is a testament to the scarcity of highly refined product in a flawless location in the heart of downtown Greenwich, as well as the pent-up demand for luxury townhomes in this market,” said David Haffenreffer, manager at Houlihan Lawrence’s Greenwich office. “The lifestyle offered here is unbeatable – with homeowners a stone’s throw from the local equivalent of Madison Avenue and five-star dining,”

Among their many coveted features, Milbank Court residences offer coffered ceilings, oak hardwood floors, large living spaces, granite fireplaces, separate dining rooms and attached garages. Commodious master baths with heated limestone flooring are appointed with dual Ronbow sinks, Capri limestone vanity tops, York freestanding soaking tubs, enclosed showers with mosaic tile flooring and Harrington chrome faucets and multiple shower heads. Well-lit gourmet kitchens feature Viking appliances, custom cabinetry, white Venetino honed marble countertops and backsplashes, Rohl faucets and stainless steel sinks.

Additionally, the townhouses offer the latest in “smart-home” technology, with fully scalable IP systems with remotely monitored and controlled alarms and HVAC included.

Real estate taxes range from $10,000 to $12,000 per year. The townhome community also offers low common charges, not exceeding $700 per month and preferred financing from First Republic Bank of Connecticut.
